It prices what you have drawn and specified: substructure, the concrete frame, walls, plaster & paint, floor and ceiling finishes, doors and windows, the slab/floor build-up and any roofing you have added — plus your Labour, MEP, preliminaries and contingency allowances above. Quantities are computed exactly from the geometry; the money figure is only as good as the rates you set in the Rate library.
Not modelled (add an allowance, or price separately): detailed MEP design and fittings beyond the rough MEP % above, formwork & falsework, scaffolding, site preparation and wastage. Professional fees, permits & approvals, external & site works, furnishings and VAT/taxes can be entered in the project cost build-up below. Finishes and openings are only included for the rooms where you have actually applied them.

Give your design a name so you can find it again later (max 100 characters). It becomes part of the project link, so pick one you’ll recognise.
Each level's height is its floor-to-floor distance — and the default wall height when you draw on that level. Foundation is the depth below the ground datum (RL 0).
Set the price per unit for each item (e.g. KSh per stone, per m³, per kg). These rates apply across all levels and drive every amount in the bill of quantities.
